Two residential complexes going up in South Austin show us some of the popular features that buyers and renters are looking for – green space, proximity to downtown, and outdoor recreation.
The Denizen is a new mixed building community just announced at S 5th and Cumberland. Less than 2.5 miles from downtown the Denizen, which means by dictionary definition a resident, will feature condo, townhouses and apartments ranging from 700 square feet to 2000. The 8.5 acre site will have 3.5 acres of green space to include a community garden and a 2 acre neighborhood park.
Terry Mitchell of Momark Development is one of the principals. Terry’s company Momark Development has recently done two urban projects: Chestnut Common in east Austin and Edgewick just east of Hwy 35 and south of Oltorf. Just across the street from Denizen is the South Austin Tennis Center at 1008 Cumberland Road, 78704. The city of Austin has 11 tennis courts reservable courts in this complex plus picnic tables, etc. Contact them at 512-442-1466 or http://austinparks.org/apfweb/park.php?parkId=581
Denizen is well situated in the Galindo neighborhood to attract both first- time buyers or empty nesters. With downtown less than 3 miles away and parks such as Zilker, Auditorium Shores or Big Stacy Pool all which 5 minutes this new projects affords residents the best of downtown amenities without the highrise price.
Scheduled for move-in in December of this year, I will try to update you on this project or email me and I will let you know current status.
Another apartment project that was in my blog last November was the OaK Meadows apartments. Oak Meadows is located at S 1st & Post Road will be a 335 unit project. The video shows how far they have progress with their parking garage and excavation.
Both projects highlight the preference of buyers and rents for residences in south Austin: Travis Heights, Bouldin or Galindo attract all age groups.
